We have already had this proposal for Land off Colchester Road refused on appeal, so why is this on offer again. My property will be greatly impacted as the land proposed slopes upwards directly behind me the visual impact and loss of privacy will be immense. The local infrastructure cannot cope and the road access in and out of the village is already compromised as a rat run when the A12 is closed, very often. If this folly continues we need earliest notification of type of housing and proximity to boundaries to assess impact please.

12.39 West Bergholt is situated approximately 1km to the north-west of Colchester. The village is centered around a triangle of roads: the B1508 Colchester Road, Chappel Road and Lexden Road. West Bergholt is separated from Colchester by an area of open countryside and the valleys of St Botolph's Brook and the River Colne. The A12 bisects the open countryside between West Bergholt and Colchester. The majority of the more recent development has occurred on the northern side of Colchester Road.

Firstly you have spelt Chapel Road incorrectly. Item 12.39 on your own information highlights that West Bergholt is separated from Colchester by an area of open countryside, yet if the proposed development "Land off Colchester Road, West Bergholt" is allowed to go ahead it will open the door for other developments between West Bergholt and Braiswick, This coalescence should never take place.

Central Government are forcing Councils and Parish Councils to accept a huge number of new build homes, when they are openly stating that lack of infrastructure should not be a reason to prevent 21000 homes being built in Colchester and surrounding areas. This is a ridiculous and nonsensical demand. Colchester Hospital already has "Corridor Care" and requires an extra 90 beds. So add the capacity of 21000 homes and the hospital infrastructure will collapse! Corridor Care is not CARE, it is a phrase to explain the lack of beds, staff, and space to support the amount of patients needing treatment.

With two nearby livery yards relying on the very limited off‑road network, there is a clear need for safe, inclusive access. Development here provides an opportunity to upgrade Footpath 32 into a multi‑user route and extend it through the green space and around the edge of the site, creating a circular path. This would protect countryside access, support local businesses and deliver a meaningful public benefit.

Land north of Colchester Road and east of Maltings Park Road can provide onsite waste water treatment so it is not limited by the capacity issues at West Bergholt WRC. It can therefore be delivered early in the plan period.
